Before the funding flows, the house gets read.
Any publicly funded retrofit (external wall insulation, loft top-ups, air source heat pumps) has to follow PAS 2035, and PAS 2035 starts with a Retrofit Assessment: one visit that captures the dwelling as it actually is, so the measures designed for it actually work.
What the assessment includes
- Condition survey — the fabric as found: damp, ventilation, structural condition, existing insulation, and anything that would put measures at risk.
- Occupancy assessment — how the household actually uses the home: heating patterns, hot water demand, comfort issues.
- Energy report — a full RdSAP assessment with floor plans, measurements and photographs.
The three together go to the Retrofit Coordinator, who uses them to design the improvement plan the funding pays for.

What happens on the day
Longer and deeper than an EPC visit. We survey every room and the loft, draw the floor plan, photograph the fabric, record ventilation provision, and note condition issues like damp or failed pointing that a retrofit design must deal with rather than bury. Old Wealden housing (solid walls, timber frames, suspended floors) is exactly where careless retrofit goes wrong, and exactly why the standard exists.
After the visit
The full assessment is written up and submitted to your Retrofit Coordinator or scheme contact, with floor plans and photo evidence attached. Turnaround depends on scheme paperwork, but the survey data leaves us fast. Installers with deadlines should say so when booking and we'll work to them.
