Energy Performance Certificates

The certificate the law asks for — done properly.

An EPC is a legal requirement before a property can be marketed for sale or to let, and for every newly built home. It rates the property from A to G and lists the improvements that would move it up the scale. Once lodged, it's valid for ten years.

Who books us

• Homeowners selling — your agent will ask for the EPC before listing; we can usually survey within days.
• Landlords letting — you need at least an E under the Minimum Energy Efficiency Standards, unless you've registered an exemption.
• Estate & letting agents — direct booking for your instructions, with the certificate link sent as soon as it's lodged.
• Anyone with an expired certificate — EPCs quietly lapse after ten years; remortgages and sales often flush this out at the worst moment.

What happens on the day

We measure and photograph each room, look in the loft, and record the wall construction, heating system and controls, hot water, glazing, lighting and meters. Nothing is drilled, lifted or dismantled. A typical home takes 45–60 minutes.

Paperwork that can lift your rating

The rules are strict: if an improvement can't be seen or evidenced, the assessor can't assume it. Before the visit, dig out anything that proves what's hidden in the fabric:

• Cavity or internal wall insulation guarantees and installation certificates
• Installation paperwork for a newer boiler or heating controls
• FENSA or installer certificates for replacement windows
• Building control sign-off for extensions or conversions

Landlords: the minimum is E — for now

Government has consulted on raising the rental minimum to a C by 2030. If your property sits at D or E, the recommendations on a fresh EPC are the sensible starting point for planning works, and if you're near a band boundary, we can advise on the most cost-effective route up before you commit to anything.
