1 Visit

A booked appointment at your property. We measure and photograph each room, check the loft, heating system, glazing and meters. 45–60 minutes for a typical home: non-invasive, no mess, no drilling.

2 Report

The survey goes through RdSAP, the government's standard assessment method. Your certificate is lodged on the national EPC register, typically within one working day. Retrofit assessments go to your Retrofit Coordinator as a full PAS 2035 submission.

3 Recommendations

Every certificate lists improvements with indicative costs and savings. We'll tell you in plain English what's actually worth doing for your house, and what to do first if you need a better band.

Where does your house sit?

Every certificate places your home on the A–G scale. Landlords can't legally let below an E without a registered exemption, and government has consulted on raising the rental minimum to a C by 2030. That's why so many landlords are booking assessments now, not later.

Older Wealden housing (solid walls, timber frames, suspended floors) tends to score lower than it deserves unless the assessor records the evidence properly. Insulation certificates, boiler paperwork and glazing documents can all lift a rating. We'll tell you exactly what to dig out before the visit.

Straight answers

What is an EPC, and do I actually need one?

An Energy Performance Certificate rates your home's energy efficiency from A to G. It's a legal requirement before a property can be marketed for sale or to let, and for newly built homes. Once lodged, it's valid for ten years.

What happens during the visit?

We measure and photograph each room, look in the loft, and record the heating system, hot water, glazing, lighting and meters. It's non-invasive: nothing is drilled, lifted or dismantled. A typical home takes 45–60 minutes.

Is there anything I should have ready?

Paperwork for anything the survey can't see: cavity or internal wall insulation certificates, a new boiler's installation documents, FENSA certificates for replacement windows. If an improvement can't be seen or evidenced, the rules say we can't assume it, so the right paperwork can genuinely lift your rating.

How quickly will I get the certificate?

Typically lodged on the national EPC register within one working day of the visit, often the same evening. You'll get a link to the certificate as soon as it's live.

How is the rating actually calculated?

Through RdSAP, the government's standard method. Everything recorded on site (wall construction, insulation, heating, hot water, glazing, lighting) feeds a calculation that produces a score from 1 to 100, which maps to the A–G bands.

I'm a landlord — what do the rules say?

Under the Minimum Energy Efficiency Standards you need at least an E to let a property, unless you've registered a valid exemption. Government has consulted on raising the minimum to a C for rentals by 2030. If you're near the line, we can advise on the most cost-effective route up before you commit to works.
